Terms and Conditions Please read the following Terms and Conditions carefully. On booking your holiday with Walker Property Developments ("Owner") you are entering a contract which binds the renter ("Client") and the Owner in various ways. You will see we have clearly set out the booking conditions with a list of responsibilities and commitments for both parties. 1. All terms are for the accommodation requested and equipped as described for use as holiday accommodation only and for the number of nights booked. The number of persons occupying the house must not exceed the number for which the accommodation has been reserved. If more than the maximum numbers of persons are staying in the holiday home there will be a penalty of the security deposit plus £400. 2. The Client is obliged to leave everything in a clean and tidy condition. The Client is responsible for any damage done or loss during their stay. 3. Smoking is strictly prohibited. 4. No pets are allowed at the Owner's property. 5. Prices quoted in the Owners brochure and webpage are correct at the time of printing. The Owner reserves the right to correct errors in advertised prices. The Owner will advise the Client of any error at the time of booking. 6. The Clients booking will only be confirmed on receipt of a deposit of the amount stated at the time of booking. If no deposit is received within one week of the booking the Owner has the right to cancel the booking without notification. If the Client cancels the booking at any time the confirmation deposit is non-refundable. 7. A security deposit of £150 for every week or part week of the rental period is required in case of, for example, damage to the property or its contents. However, the sum reserved by this Clause shall not limit the Client's liability to the Owner. The Owner shall account to the Client for the security deposit and refund the balance due within two weeks after the end of the rental period. 8. The balance of the rent together with the £150 security deposit is payable not less than eight weeks before the start of the rental period. If payment is not received by the due date, the Owner reserves the right to give notice in writing that the reservation is cancelled. In the event that the Client wishes to cancel their holiday they must telephone the Owner immediately. Then on the same day send the Owner by first class mail written confirmation. The Owners acknowledgement in writing will be the Clients confirmation that their booking has been cancelled. If the Client cancels more than four weeks prior to the start date of their holiday the Owner will refund any balance paid in full and the Client will forfeit their confirmation deposit. If the Client cancels between four and two weeks of the start of their holiday they will be liable for 50% of the balance of hire monies. If the Client cancels within two weeks of the start date they are liable for the entire confirmation deposit and the balance of hire monies. Short breaks can only be booked 4 weeks in advance at which time the Security deposit along with full payment will be required. The rental period shall commence at 3.00 pm on the first day and finish at 10.00 am on the last day. The Owners shall not be obliged to release the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated. 7 night break starts on a Friday. 9. Any local chargeable expenses arising during the rental period should be settled before departure. 10. Please advise us immediately of any shortcomings in the house. We cannot accept subsequent claims for shortcomings not so notified. The Tenants must notify us immediately of any damage or defects detected during their stay. Failure to do so may result in the Tenants being made liable for any damages or defects. Tenants may be billed for any damaged or missing items. 11. The Client agrees to be a considerate tenant and to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. The Owner reserves the right to make a retention from the security deposit to cover any extra cleaning costs if the Client leaves the Property in an unacceptable condition. The Client also agrees not to act in any way which would cause a disturbance to those residents in neighbouring properties. 12. The owner cannot accept bookings from anyone under the age of 18 years of age. The owner reserves the right to refuse bookings solely at their discretion. 13. Vehicles are to be parked in the parking area at the front of the house. Vehicles, their accessories and contents are left at your own risk. We cannot be held responsible for loss or damage thereto to any vehicles. 14. The Owner shall not be liable to the Client: 16. The Client is required to arrange a comprehensive insurance policy (including winter sports cover where appropriate) and to have full cover for cancellation, personal belongings, public liability etc, for the duration of their stay. The owner accepts no liability for the safety of occupants. Occupants of the holiday home are fully responsible for their own safety and that of any dependants. The owner cannot accept any liability for accidents that may occur. 17. The Client shall be responsible for the refuge bin to be placed at the kerbside on a Tuesday evening and return the bin to the front door after the waste has been collected on the Wednesday. 18. The holiday home is equipped with a Travel Cot and High Chair which should be requested at the time of booking if required. 19. Linen and towels will be provided for the amount of guests noted at bookng. Please note that one of the single beds in the third bedroom is only 5' 6" in length. 20. We cannot guarantee the security of your vehicles or personal possessions. We cannot be held liable for loss or damage thereto, from any cause whatsoever. 21. The home owner or service person shall be allowed access to the property at any reasonable time during your stay only if necessary. 22. Items left behind are kept for four weeks,
after which they are disposed of at the owner's discretion. There is a
minimum post and packing charge of £10 for items returned.
